Rules and Policies
The following Campo di Bella Rules and Policies are designed to promote the safety and enjoyment of all individuals that visit the Campo di Bella property, including the Farm Stay Tourist Rooming House and the Winery. These Rules and Policies will apply to both patrons of the Winery and individuals staying at the Farm Stay Rooming House (collectively, the “Guests”). If a Guest does not comply with the Rules and Policies outlined below, Campo di Bella, at its sole discretion, may choose not to permit further use by the Guest of the Winery or of the Farm Stay Tourist Rooming House, as applicable. Campo di Bella may change these Rules and Policies at any time, so Guests are encouraged to review the Rules and Policies frequently. 1. General Rules and Policies. The following Rules and Conditions (“General Rules”) apply to all persons on the Campo di Bella property, including individuals staying at the Farm Stay Rooming House and patrons of the Winery. a. Guests’ Safety. Guests are advised that Campo di Bella is a working farm with numerous potential safety hazards on the property, including but not limited to farm animals, uneven and rugged terrain, and potentially dangerous farm equipment located on the property. Guests assume the risks of these potential safety hazards and agree to the limitation of liability detailed in these Rules and Policies. b. Smoking. Smoking or use of any tobacco related products is not permitted anywhere on the Campo di Bella property. Violation of this rule will result in fines and termination of lodging without a refund. c. Vehicles; Parking. All vehicles parked on the Campo di Bella property are parked at the risk of the Guest and owner of the vehicle. Campo di Bella shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property. d. Guest’s Personal Property. Campo di Bella assumes no liability for any personal property that is lost, misplaced, stolen, or damaged. Each Guest is responsible for safeguarding all personal property brought onto the property. Each Guest further agrees that Campo di Bella shall not be liable to Guest or any third-party for any physical or monetary damage to any item of personal property that is lost, misplaced, stolen, or damaged during Guest’s time on the Campo di Bella property, including any such damage caused by the misconduct or gross negligence of Campo di Bella. e. Pets. Guests may not bring pets onto the Campo di Bella property. f. Fireworks. Fireworks are not allowed anywhere on the Campo di Bella property. g. Recreational Vehicles. Recreational vehicles, including ATVs, snowmobiles, and other similar vehicles, are not permitted anywhere on the Campo di Bella property. h. Release and Limitation of Liability. To the fullest extent permissible pursuant to applicable law, Campo di Bella shall not be liable for any injuries, harm, or damages to Guests or third-parties on the property, EXCEPT FOR harm or injuries cause by the gross negligence or misconduct of Campo di Bella. By agreeing to these Rules and Policies, each Guest hereby waives, releases and holds harmless from liability Campo di Bella, its owners, agents, and other guests (“Releasees”) from any and all liabilities, claims, actions, damages, costs, or expenses of any nature whatsoever, whether in law or equity, known or unknown, occurring during, caused by, relating to, or arising in any way from the Guest’s stay. Guest further acknowledges that, as a working farm, Guest’s presence on the Campo di Bella property may involve exposure to unpredictable farm animals and wildlife, potentially hazardous farming equipment and farming operations, as well as rugged terrain, including walkways, steps, paths, and roads that are uneven. With these, and all related activities, there is a certain element of risk. By accepting these Rules and Policies, Guest hereby acknowledges that participation and use of facilities and grounds are at Guest’s own risk, and that Guest assumes all responsibilities for any and all aspects of participation by both Guest and any children who might accompany Guest. i. Damage to Property; Theft of Property. Guests are liable for any damage (whether caused by deliberate, negligent, or reckless acts) to any property at Campo di Bella. j. Guest Access to Certain Parts of Campo di Bella Property. Farmhouse, Barn, and Farmyard. For the safety of Guests, our employees, family, and the farm animals, Guests are prohibited from entering the farmhouse, barn, and farmyard located on the Campo di Bella property. Winery. Guests are only permitted to enter the main floor of the winery during normal business hours. The winery’s normal business hours are from 1 p.m. until 9 p.m. on Fridays and Saturdays. Normal business hours are subject to change without notice. Guests are prohibited from entering the winery other than during normal business hours. k. Collections. Any outstanding payments or fees Guest owes to Campo di Bella arising under these Rules and Policy or relating to Guest’s stay at Campo di Bella shall accrue interest at a rate of 18% from the date payment is due. Guest shall pay all costs of collection Campo di Bella incurs enforcing its rights under these Rules and Policies, including all reasonable attorneys’ fees. l. Governing Law. These Rules and Policies shall be governed by the laws of the State of Wisconsin and the venue for any dispute arising under or relating to these Rules and Policies shall be Dane County Circuit Court in Madison, Wisconsin. 2. Additional Rules and Policies Applicable to all Farm Stay Rooming House Guests. The following Farm Stay Tourist Rooming House Rules and Policies (“Farm Stay Rules”) are part of our reservation agreement with each Guest. By making a reservation at Campo di Bella, each Guest agrees to strictly comply with each of the Farm Stay Rules listed below. The Farm Stay Rules apply to each Guest of the Farm Stay Tourist Rooming House in addition to the General Rules listed in Section One, above. These Farm Stay Rules have been established based on industry standards and our personal experience of owning and operating Campo di Bella. The goal of these Farm Stay Rules is to provide Guests with an exceptionally clean, safe, and friendly stay. a. Check-in and Check-out Times. Guests must check-in between 3:00 p.m. and 5:00 p.m. on the date of their reservation. Guests must check-out by 11:00 a.m. on the final day of their reservation. In the event of a late check-out, Guests may be charged an additional fee of $150.00. b. Vehicles; Parking during Stay. Guests may park one vehicle in the designated parking area during their stay. Parking is free for Guests with a valid reservation. If a vehicle is left on the property after the check-out date, Campo di Bella reserves the right to have the vehicle towed at the Guest’s and/or the owner’s expense. c. No Parties or Events During Stay. No parties, loud disturbances, and/or noise-nuisances are allowed or tolerated on the property. d. Miscellaneous Farm Stay Rooming House Rules and Conditions. Gates on Premises. Because Campo di Bella is a working farm with farm animals on site, Guests are requested to keep all gates on the premises closed and promptly close all gates after passing through them. Septic System. To avoid any issues with the premise’s septic system, Guests are requested not to discard of any Kleenex, paper towels, or similar products in the toilet. Please discard such items in a waste basket. Potential for Noise. Guests are advised that the accommodations are located above a winery with normal business hours from 1 p.m. until 9 p.m. on Fridays and Saturdays. As such, there is a potential for noise during those hours. Normal business hours are subject to change without notice. 3. Additional Rules and Policies Applicable to all Winery Guests. The following Winery Rules and Policies (“Winery Rules”) are part of our purchase agreement with each Guest. By making a purchase at Campo di Bella, each Guests agrees to strictly comply with each of the Winery Rules listed below. These Rules and Policies apply to each Winery Guest in addition to the General Rules listed in Section One, above. a. Reservations; Refunds. For group reservations for less than or equal to seven (7) Guests, cancellations must be confirmed with Campo di Bella at least seven (7) days before the reservation date in order to receive a refund. For group reservations for eight (8) or more Guests, cancellations must be confirmed with Campo di Bella at least twenty-one (21) days before the reservation date in order to receive a refund. b. Health Notice. Consuming raw or undercooked meats, poultry, seafood, shellfish, or eggs may increase your risk of foodborne illness. c. Menu. Menu items are subject to change without notice, depending on product availability. d. No Menu Substitutions. As a small, family business operation, Campo di Bella cannot accommodate menu substitutions. Guests requesting substitutions due to true medical food allergies are asked to provide at least fourteen (14) days’ notice for Campo di Bella to consider such requests. We cannot accommodate dietary preferences. e. Pricing. Unless otherwise specified, wine and other specialty beverages are not included in the listed price of a meal. f. Service Charges. Campo di Bella is a no tip facility. An twenty percent (20%) service charge will be added to all regular purchases. A twenty two (22%) service charge will be added to all private events. A ten percent (10%) service charge will be applied to all cancellations. Service charges and taxes also apply to any order that is packed to-go the evening of the dinner. 4. All sales are final for items purchased through the To-Go store. There are no refunds or returns. 5. All items purchased through the To-Go store must be picked up at the winery during normal business hours within one week of purchase. If orders are not picked up within one week of purchase they are subject to cancellation with a 10% service charge. 6. If alcohol is purchased through this site you attest that you are at least 21 years of age and will show verification of this through a state issued identification at time of pickup.
